TAHUKAH ANDA…..
Perjanjian jual beli rumah (kontrak jualan) yang ditandatangani di antara pemaju dan pembeli rumah adalah sebuah dokumen yang seragam di seluruh Semenajung Malaysia dan tidak boleh diubah. Ianya telah di maktubkan di dalam Akta Pemajuan Perumahan (Kawalan & Perlesenan) 1966 – Akta 118 & Peraturan-Peraturan.

Terdapat 4 bentuk kontrak jualan yang telah ditetapkan iaitu :
1.Jadual G – Jual Kemudian Bina, Hakmilik individu bertanah
2.Jadual H – Jual Kemudian Bina, Hakmilik Strata
3.Jadual I – Bina Kemudian Jual, Hakmilik individu bertanah
4.Jadual J – Bina Kemudian Jual, Hakmilik Strata

Perubahan selain dari yang telah ditetapkan oleh Akta 118 adalah salah dari segi perundangan dan pemaju boleh di dakwa.

INFO : NLC 1965 :- QUALIFIED TITLE (QT) vs FINAL TITLE (FT)

1. QT – Actual area / size / boundaries are still tentative and not final i.e provisional land area.
Examples : HSM…..HSD…..

2. FT – Actual area / size / boundaries are certain i.e duly surveyed and endorsed by Land Survey Dept.
Examples : Geran, Geran Mukim, Pajakan Negeri, Pajakan Mukim……..

FT confer on their owners certain benefits not enjoyed by owners of QT i.e right to subdivide, amalgamate or partition under NLC 1965…..
